Wofford Project, Whidbey Island, WA

The Woffords had some serious rot in their western facing walls, and their back kitchen wall brought on by driving rain.

The rot extended under the logs and right into the sub-flooring and joists along the entire length of the wall.

Here, we are beginning the removal of the rotted logs.

One log is out, others on the way!

The damaged logs have been removed from the building and the area is prepped for the installation of the new logs!

Of course, we're working on many areas of this wall, here, the upper logs have been removed and new ones installed using hydraulic power.
Here, the new logs down low have been installed and received their first coat of Lovitt's Natural Gold stain.  (custom matching done later)

Another Angle of the upper logs, and "dutchman" log end replacement (top)

Here, we have the lower foundation log removed and have removed the rotted floor sheathing and repaired the joists.

The floor sheathing has been replaced with new FSC Certified floor sheating.  We strive to be environmental as possible. Here is the outside shot with the bottom log replaced with a new one installed & anchored.

Project Complete!

Purdy Residence, Toledo, WA

This home unfortunately had extreme water exposure which carried rain into the logs. An up-check funneled water into the corner. cascaded down the corner joint and rotted the logs out.  This home is less than 10 years old!

Here the job is in progress, we are replacing the rotted logs with identical matching logs from the same manufacturer.

Here the logs have been replaced and are ready for staining, the remaining logs need to be restored and the new logs custom matched.

Here is view of the other side of the wall.  Notice the tightness of the joints, an MM quality trademark.

Long Residence, Poulsbo, WA

On this challenging project, We replaced 3 rotted logs in the upper section of the log wall.  This rot was brought on by a bad roof design that allowed water to run down the log wall and interior to exterior log joint.  We replaced the logs and found a solution to the problem that created the rot conditions in the first place.........

Ed and Janie Long purchased this beautiful log home in Poulsbo, WA.  This was what we were looking at......the previous owners had filled the large rotted section of the log with chunks of wood, nails, foam, and finally covered it all up with good ol' car bondo!  Then they covered it with paint and sold the home.  Of course, we did an inspection of the home for the new owners and instantly identified the hidden area.  This repair was completed in 2 weeks!

The house was supported to allow the removal of the damaged logs, the jacking and shoring of a log home can be challenging, don't trust this sort of work to the average contractor!

As you can see above, the interior log that ran through the log wall had to be removed and replaced due to the rotting structural joint and external log end.

Here, the new logs have been scribed and installed, and now the logs are ready for custom staining and finishing!  No problem!

The new logs are custom tinted and refinished to match the existing 12 year old logs.  Project completed on time and customers cannot be happier!  Contact Ed & Janie Long to discuss their experiences with MM Wood Restoration & Protection!

Here is the outside view of the same repair after the area has been exposed, the house shored, and the rotted log sections removed.

Here is the outside shot of the logs after being installed, notice the tight scribe work and fit, an MM quality trademark!  Notice the roof line, the cause of the rot in the first place..........

To the left here you are looking at the finished product, notice how we built an eyebrow roof around the dormer to prevent the water from cascading down the repaired logs and damaging the logs again.

Before

The cabin had multiple layers of a solid body stain, the wood not only looked horrible but was unable to breathe correctly, resulting in dry rot in multiple areas of this home.  Here is one particular repair.

Close-Up

The rot was not caused by repeated water exposure, as usually seen.  The rot was caused by the restrictive coating that was applied to the logs.  We found rot in some strange areas on this home.

How Do I Inspect To Know If I Have Rotten Logs:

  • Inspect logs using small hammer lightly tapping on suspected logs, listen for thuds to the low end.

  • Call MM Wood Restoration & Protection for a free consultation and estimate to repair the log(s).

Welcome to a place you probably wish you weren't!

If you are here, chances are you've got a problem and want to know the right way to fix it.  You've discovered rotted areas of your log home, insect infiltration, or moisture problems with rot!

What do I do first?

First, you must identify the problem areas and the extent of the damage, (remember that rot can hide nicely in areas you'd never expect and sometimes won't be found until the repairs begin to adjacent areas.)

A simple way to check for rot is by tapping on the logs with a hammer and listen for hollow thuds or change of pitch to the low end.  Usually you can get a pretty good idea of the extent of the rot.  Identify any insect infiltrations, look for holes in your logs, piles of sawdust (frass) on the perimeter or on tops of the logs, or any other sign of insects (powder post beetles, carpenter ants, carpenter bees, ect) , now begin the road to repair and prevention.

Now what do I do?

Call us for a free estimate on the damage and we will discuss your options during our consultation!  Every rot situation needs to be examined by a professional craftsman, like the one's here at MM, to determine the extent of the damage and the right techniques needed to repair the damage using the most advanced and cost effective processes.  Our estimates are free!

I still want to know my options!

Okay, you want to know where you may end up, there are really only 3 methods of rot repair that are now being performed on a regular basis.  First, the right way to fix any dry rot, insect infiltration, or moisture rot is to identify the section of log and replace the log with a new one (I know, a very expensive process, but truly the only way to make it perfect).

Okay, on the types of repair that can be done for less cost.......

One way to address hollow and rotted areas of logs is by drilling holes into the sections of the logs that have the voids and rotted areas and injecting them with a two- part rot repair product, these applications should be done by a professional for best results, but can be taken on by an experienced craftsman.  The product is mixed and injected in a liquid form, penetrates and fills the voids of rot and hardens into a  substance that is permanent and increases structural support of the previously rotted log.  The holes are then plugged with custom made plugs from the same logs and blended for less visibility.  There is no way to completely hide the sight of the plugs, especially when using a clear base finish.  But the logs can be stabilized.  This method is a blind method and there is no way to guarantee the rot will stop or that you got all the areas 100%, it really is a temporary fix until replacement is required.  Call us toll free to order these products 877 966-3476.

Next method requires cutting the face from the log, fixing the rotted area and filling with a wood repair product, and putting a new face on the log with new wood (this method is only effective when the rot is limited to the camber layer and is not center dry rot.  This method is sometimes referred to as veneering, as to cut away sections of rot and replace with a "face" of new wood.  This should be done by a professional for best results.

Log repair can be an expensive fix brought on by neglect or faulty building methods.  When repairing the damage you must consider the factors that caused the problems in the first place and remedy them.  Only trust an experienced repair and restoration company like MM Wood Restoration and Protection to perform difficult tasks such as this.  Estimates are free!  Sometimes when you tackle a rot repair situation you discover that rot can be like cancer and be spread to other areas that could not be correctly identified prior to "getting in there". Therefore, we will fully identify the suspected repairs and give a hard estimate for those repairs, if additional rot is found the customer will be notified and the problem will be discussed prior to any additional repairs.  When you hire us to repair your home, you can be guaranteed that you will be treated with respect, the work will be done to top specifications, and we will stand behind our work and products 100%, that's the way we do business.

I know, the truth is hard to swallow when you are facing major rot repairs on your log home.  We will help you repair your home and give you the right advice for the ongoing care and maintenance of your log home.  You can rely on MM Wood Restoration & Protection to repair your home to it's original glory.

Building Design and Location
There are important preventive steps that can be taken in order to greatly reduce the costs of exterior maintenance.

The first major consideration is the selection of the building site. Locate the log home on a site where rain water will drain away from the structure on all four sides. If this is not possible, crown the area where the house is built, and alter natural drainage by using swales, retaining walls, or ditches of subsurface drain tiles before you begin construction. If water is allowed to accumulate under a log home, decay could develop quite rapidly.

Earth/wood contact greatly enhances chances of colonization by termites and decay fungi. As a consequence, it is recommended that the foundation wall be constructed in such a manner that there be ample distance between the logs and earth. It should also be high enough to prevent rain water from splashing on the logs.

One of the most effective features to be built into a log home are a wide roof overhang and gutters because they help combat decay in walls and foundations, and around doors and windows.

Wider overhangs are particularly desirable in areas of high rainfall. Minimum projections of not less than 18 inches (preferably 24) for one story and 24 inches (preferably 36) for two stories are recommended. Roof-supporting members of logs or of sawn lumber should not project beyond the eaves. If they do, they will become easily wetted and susceptible to decay.

As your home is being constructed, make certain that the attic and crawl space areas are adequately vented to prevent the accumulation of moisture within the living space. The soil in crawl spaces should be covered with polyethylene to reduce the relative humidity of the air in sub-floor spaces.

Lastly, when landscaping the home, keep shrubs and plants proper distance from the house. They're an ideal source for moisture and insects.

Bottom Line:  The Best Protection Against Fungi and Insects Is To Keep the Log Walls Treated With Lovitt's Natural Gold and Kept Dry As Possible!

How often do you inspect your log home?  Answer:  you should inspect your log home twice a year, using a flashlight to go over all areas of your home, under decking, along the foundation.  What are you looking for?  Failed stain is the number one cause of wood rot and damage to your logs, insect infiltrations, areas subject to the forces of rot, frass (sawdust piles caused by insect boring), and any water intrusion or leaking.

If you take the time to take care of your home on a bi-yearly basis, you can catch problem areas before they become repair areas and remedy the situation.  Of course, you can always call us to inspect your house for you.  In fact, you shouldn't even consider buying a used log home unless you hire us to give you a complete log work inspection and analysis!

Consult with MM when you are considering building an addition to your log home, or you are considering major renovations.  Let MM and their experience help you with your plans.  We can provide all aspects of remodeling, from initial design, cad drawings,  construction, and finishing.
