Purdy Residence

This home unfortunately had extreme water exposure which carried rain into the logs. An up-check funneled water into the corner. cascaded down the corner joint and rotted the logs out.  This home is less than 10 years old!

Here the job is in progress, we are replacing the rotted logs with identical matching logs from the same manufacturer.

Here the logs have been replaced and are ready for staining, the remaining logs need to be restored and the new logs custom matched.

Ed and Janie Long Residence-Poulsbo, WA

On this challenging project, We replaced 3 rotted logs in the upper section of the log wall.  This rot was brought on by a bad roof design that allowed water to run down the log wall and interior to exterior log joint.  We replaced the logs and found a solution to the problem that created the rot conditions in the first place.........

Ed and Janie Long purchased this beautiful log home in Poulsbo, WA.  This was what we were looking at......the previous owners had filled the large rotted section of the log with chunks of wood, nails, foam, and finally covered it all up with good ol' car bondo!  Then they covered it with paint and sold the home.  Of course, we did an inspection of the home for the new owners and instantly identified the hidden area.  This repair was completed in 2 weeks!

The house was supported to allow the removal of the damaged logs, the jacking and shoring of a log home can be challenging, don't trust this sort of work to the average contractor! 

As you can see above, the interior log that ran through the log wall had to be removed and replaced due to the rotting structural joint and external log end.

Here, the new logs have been scribed and installed, and now the logs are ready for custom staining and finishing!  No problem!

Welcome to a place you probably wish you weren't!

If you are here, chances are you've got a problem and want to know the right way to fix it.  You've discovered rotted areas of your log home, insect infiltration, or moisture problems with rot!

What do I do first?

First, you must identify the problem areas and the extent of the damage, (remember that rot can hide nicely in areas you'd never expect and sometimes won't be found until the repairs begin to adjacent areas.)

A simple way to check for rot is by tapping on the logs with a hammer and listen for hollow thuds or change of pitch to the low end.  Usually you can get a pretty good idea of the extent of the rot.  Identify any insect infiltrations, look for holes in your logs, piles of sawdust (frass) on the perimeter or on tops of the logs, or any other sign of insects (powder post beetles, carpenter ants, carpenter bees, ect) , now begin the road to repair and prevention.

Okay, you want to know where you may end up, there are really only 3 methods of rot repair that are now being performed on a regular basis.  First, the right way to fix any dry rot, insect infiltration, or moisture rot is to identify the section of log and replace the log with a new one (I know, a very expensive process, but truly the only way to make it perfect).  

Okay, on the types of repair that can be done for less cost.......  

One way to address hollow and rotted areas of logs is by drilling holes into the sections of the logs that have the voids and rotted areas and injecting them with a two- part rot repair product, these applications should be done by a professional for best results, but can be taken on by an experienced craftsman.  The product is mixed and injected in a liquid form, penetrates and fills the voids of rot and hardens into a  substance that is permanent and increases structural support of the previously rotted log.  The holes are then plugged with custom made plugs from the same logs and blended for less visibility.  There is no way to completely hide the sight of the plugs, especially when using a clear base finish.  But the logs can be stabilized.  This method is a blind method and there is no way to guarantee the rot will stop or that you got all the areas 100%, it really is a temporary fix until replacement is required.  Call us toll free to order these products 877 966-3476.

Next method requires cutting the face from the log, fixing the rotted area and filling with a wood repair product, and putting a new face on the log with new wood (this method is only effective when the rot is limited to the camber layer and is not center dry rot.  This method is sometimes referred to as veneering, as to cut away sections of rot and replace with a "face" of new wood.  This should be done by a professional for best results.

Building Design and Location
There are important preventive steps that can be taken in order to greatly reduce the costs of exterior maintenance.

The first major consideration is the selection of the building site. Locate the log home on a site where rain water will drain away from the structure on all four sides. If this is not possible, crown the area where the house is built, and alter natural drainage by using swales, retaining walls, or ditches of subsurface drain tiles before you begin construction. If water is allowed to accumulate under a log home, decay could develop quite rapidly.

Earth/wood contact greatly enhances chances of colonization by termites and decay fungi. As a consequence, it is recommended that the foundation wall be constructed in such a manner that there be ample distance between the logs and earth. It should also be high enough to prevent rain water from splashing on the logs.

One of the most effective features to be built into a log home are a wide roof overhang and gutters because they help combat decay in walls and foundations, and around doors and windows.

Wider overhangs are particularly desirable in areas of high rainfall. Minimum projections of not less than 18 inches (preferably 24) for one story and 24 inches (preferably 36) for two stories are recommended. Roof-supporting members of logs or of sawn lumber should not project beyond the eaves. If they do, they will become easily wetted and susceptible to decay.

As your home is being constructed, make certain that the attic and crawl space areas are adequately vented to prevent the accumulation of moisture within the living space. The soil in crawl spaces should be covered with polyethylene to reduce the relative humidity of the air in sub-floor spaces.

Lastly, when landscaping the home, keep shrubs and plants proper distance from the house. They're an ideal source for moisture and insects.
